Every commercial buildout, tenant improvement, and repositioning project shares one truth: nothing new goes in until the old comes out. The strip-out is the foundation the entire project schedule sits on — and the quality of that work decides whether your fit-out crew walks into a clean shell or a problem.

The clean slate is the deliverable

"Demolition" sounds like destruction, but on a commercial project the actual deliverable is a condition: base building, broom-clean, trade-ready. Partitions gone to the deck. Ceiling grid out, hangers cut flush. Flooring and adhesive off the slab — not "mostly off." Fixtures and millwork removed without gouging what stays. A strip-out done to that standard means your fit-out starts the morning after handover.

Rushed teardown is borrowed time

A cheap, fast teardown leaves its costs hidden in your schedule: adhesive that has to be ground off before new flooring goes down, abandoned blocking in walls that were supposed to be clear, damaged sprinkler heads discovered at inspection. You don't pay for sloppy demo on demo day — you pay for it for weeks afterward, at the rates of every trade that has to work around it.

What "done right" looks like

  • Scoped on site, not over the phone. Surprises found at the walk-through are quotes; surprises found mid-job are change orders.
  • Protection first. Dust barriers, covered floors, protected common areas — especially in occupied buildings where other tenants keep operating.
  • Material out as it comes down. Debris hauled progressively with disposal included, never piled in your future workspace.
  • A real handover. Walkthrough, sign-off, documentation. The site is ready, or the demo crew isn't finished.

Breaking down bigger things

The same logic scales up. An infill house teardown is the "strip-out" for a new build: permits, disconnects, hazmat, structure down, foundation out, lot at grade. Get that sequence right and the builder pours footings on schedule. Get it wrong and a single demolition mistake snowballs into weeks of rebuild delays.
